Türkiye sees significant rise in floor area of buildings granted construction permits

In the second quarter of 2023, as compared to the same period in the previous year, the number of buildings, dwelling units, and the floor area of buildings rose by 5.7%, 31.3%, and 25.6% respectively. This data was sourced from the construction permits issued by municipalities for various construction projects.

Residential areas accounted for a significant portion, comprising 51.9% of the total area constructed during this period. The cumulative floor area of buildings authorized for construction permits reached 38.6 million square meters. Of this, 20.0 million square meters pertained to residential structures, 10.1 million square meters to non-residential structures, and 8.4 million square meters to common-use areas.

Analyzing the distribution by building use, buildings with two or more dwelling units occupied the largest floor area share, amounting to 66.4% with 25.6 million square meters. This was followed by industrial buildings and warehouses, accounting for 3.9 million square meters during the second quarter of 2023.

However, while construction permits are on the rise, the floor area of buildings granted occupancy permits witnessed a decrease of 28.6% in the same quarter. The total floor area of buildings with occupancy permits stood at 21.1 million square meters. Of this, 12.3 million square meters were designated for residential use, 4.4 million square meters for non-residential use, and another 4.4 million square meters for common-use areas.

Similar to the construction permit category, buildings featuring two or more dwelling units captured the largest floor area share at 74.0%, totaling 15.6 million square meters. This was trailed by single dwelling buildings, which accounted for 1.4 million square meters during the same quarter.
